Wilko’s relocates in Kings Lynn

shopping-bagThe former 10,000 sqft Woolworths building at 30/26 New Conduit Street has now been leased to Wilkinsons. The new tenant has signed a 15 year lease at a commencing rent of £300,000 per annum.

This transaction was negotiated by BC Commercial and Jones Lang LaSalle who acted for the landlords, Vancouver Ltd Partnership.

Bloomsbury Way sold for £670psf

Bloomsbury WayActing on behalf of private clients, BC Commercial & Savills have sold the freehold interest in 5 Bloomsbury Square to a private client of Hurford Salvi Carr.

5 Bloomsbury Square is a Grade II* listed office building with planning consent for a change of use to a single residential dwelling. It comprises a net internal area of 2,986 sq ft and was in need of refurbishment.

The building was sold with full vacant possession and a price of £2,000,000 was achieved. This reflects a capital value of £670 per sq ft.

orla kiely Ladies fashion and homeware brand Orla Kiely have acquired their second shop in London at 207 Kings Road, Chelsea.

The Irish fashion designer is known for her strong prints which can be seen on bags, clothes, homeware, ceramics and wallpaper.

Hatrick in Fareham

shopping-bagWith world cup fever upon us the BC team have scored a hatrick of deals in Fareham Shopping Centre. Acting on behalf of the Landlords, 3 lettings to Topshop, Next & 99p Stores have recently completed.

After reporting strong trading for the year Topshop have doubled their sales space to circa 4,400 sq ft. Topshops new neighbours are Next who have also acquired 13,000 sq ft. Outside the scheme the ex-woolworths was let to 99p Stores, to trade as their new format, Family Bargains.

Apex Retail Park Acquired

Apex Retail Park

Acting on behalf of The Charities Property Fund, advised by Cordea Savills, BC Commercial have successfully acquired the retail warehouse investment known as Apex Retail Park, Hanworth.

The park consists of 2 units totalling 45,355 sq ft and is leased to Wickes and DSG Retail Ltd until December 2019. The investment produces a total rent roll of £931,500 pax with both December 2009 rent reviews outstanding.

Cordea Savills paid £14,400,000 which shows a net initial yield of 6.10% after costs of 5.75%, but a net initial yield of 6.4% to the Fund which is stamp duty exempt.

Tsuru Sushi aquire City store

Tsuru LogoBC Commercial has secured a restaurant on behalf of Tsuru Sushi who have chosen British Land’s 201 Bishopsgate for their first store in the City of London.

Tsuru have taken a 15 year lease paying £70,000 per annum exclusive.
